Move-In Ready or Fixer Upper? Before You Decide, Read This
Move-In Ready or Fixer Upper? Before You Decide, Read This
Many buyers automatically assume a move-in-ready home is the better choice.
After all, who wouldn't want a beautifully updated kitchen, fresh paint, and modern finishes?
But here's something I often tell people:
A fresh coat of paint is easy to change. A great location isn't.
Updated light fixtures are easy to replace. A functional floor plan isn't.
Before you rule out a home because it needs a little work, it's important to understand which features matter most—and which ones can be changed over time.
The Features You Can Change
Some of the things buyers focus on first are actually the easiest things to update.
These include:
-
Paint colors
-
Light fixtures
-
Cabinet hardware
-
Flooring
-
Landscaping
-
Appliances
-
Decor and furnishings
While these improvements require time and money, they are generally manageable and can dramatically change how a home looks and feels.
That's why I encourage buyers not to make a decision based solely on cosmetic details.
The Features You Can't Easily Change
The things that often matter most are much harder to change.
Think about:
-
Location
-
Neighborhood
-
Lot size
-
Natural light
-
Floor plan
-
Ceiling height
-
School zones
-
Proximity to work, family, and everyday conveniences
These are the features you'll live with long after the paint color has changed and the kitchen has been updated.
When a Move-In Ready Home Makes Sense
A move-in-ready home may be the right choice if:
-
You have a busy schedule
-
You prefer convenience
-
You don't enjoy home projects
-
You want predictable expenses after closing
-
You need a home that's ready immediately
For many buyers, the peace of mind is worth paying a little more up front.
When a Fixer Upper Makes Sense
A home with potential may be worth considering if:
-
You want more home for your money
-
You're comfortable making improvements over time
-
You have a vision for how a space could look
-
You want to personalize your home
-
You're willing to take on some projects
Not every fixer-upper is a major renovation. Sometimes a home simply needs fresh paint, updated lighting, or a few thoughtful improvements.
What I Look For First
With my background in residential design and home staging, I naturally focus on things that are much harder to change than paint colors or countertops.
When I walk into a home, I pay attention to:
-
Natural light
-
Room proportions
-
Layout and flow
-
Functionality
-
Storage
-
Overall potential
Sometimes buyers get distracted by finishes while overlooking the features that truly impact how a home lives day-to-day.
That's why it's important to look beyond what's cosmetic and focus on the fundamentals first.
My Advice
The best home isn't always the newest.
It isn't always the most up-to-date.
And it certainly isn't always the one that photographs best online.
The best home is the one that fits your lifestyle, your budget, and your long-term goals.
Whether you're considering a move-in-ready property or a home with untapped potential, take the time to look beyond the surface and focus on what really matters.
You may be surprised by what you discover.
Final Thoughts
Buying a home is one of the biggest financial decisions you'll make.
My goal is to help buyers make informed decisions based on both the opportunities and realities of a property—not just the finishes.
Because sometimes the perfect home is exactly as it appears.
And sometimes it's the one that requires a little imagination.
