"Jacquie, should I buy now...or wait for interest rates to come down?"

It's a question I hear almost every week, and if you're asking it too, you're not alone.

The truth is, most people are looking for a simple answer.

Unfortunately, there isn't one.

That's because buying a home has never been about just one number.

 

Sound Familiar?

Imagine finding a home that feels perfect.

The layout works for your family. The kitchen is exactly what you wanted. You can already picture where the Christmas tree will go.

You schedule a showing for Saturday morning.

By Friday afternoon, your Realtor calls.

"I'm sorry...the seller accepted another offer."

For many buyers, that wasn't an unusual experience in 2021 and 2022—it was the norm.

Historically low mortgage rates created incredible demand. Homes sold quickly, bidding wars became common, and buyers often found themselves competing against multiple offers. Some paid above asking price. Others waived inspections or other contract protections just to stay competitive.

For many families, buying a home became emotionally draining.

 

Today's Market Is Different—But Not for the Reason You Might Think

Most people immediately look at today's higher mortgage rates and assume it's a worse time to buy.

But interest rates tell only part of the story.

Compared with the frenzy of 2021 and 2022, many buyers today have something they didn't have then:

  • More homes to choose from.

  • More time to make informed decisions.

  • More opportunities to negotiate price, repairs, or seller concessions.

  • Greater ability to keep important contract protections, including inspections.

That doesn't mean every home is a bargain or that every buyer has the advantage. Well-priced homes in desirable neighborhoods can still sell quickly. Every local market is different.

The point is this:

Today's market gives many buyers more opportunities to make thoughtful decisions instead of rushed ones.

 

The Mistake I See Buyers Make Most Often

Many people put their plans on hold because they're waiting for the "perfect" interest rate.

I understand why.

But here's what I encourage my clients to consider:

No one can predict with certainty where mortgage rates—or home prices—will be six months or a year from now.

What you can control is:

  • Your financial readiness.

  • Your monthly budget.

  • Your long-term goals.

  • Choosing a home that truly fits your lifestyle.

Those factors often have a greater impact on your long-term satisfaction than trying to time the market perfectly.

A beautifully presented home can create a wonderful first impression—and good staging should do exactly that. But fresh paint, stylish furniture, and trendy finishes shouldn't distract buyers from asking important questions about the home's overall condition, functionality, and long-term value.
